A PTAC (Package Terminal Air Conditioner) is a through the wall Heating and Cooling unit. They are available in Cooling only, Cooling with electric/hydronic heat and Heat Pump with electric heat. The units are all-electric and some units can be operated on 115 volts while most are 240 volts. New installations may require the use of a Wall Sleeve.
A heat pump is basically an air conditioner that runs in a reverse cycle. So instead of absorbing heat from inside the home and releasing it to the outside like a standard A/C unit would do, the heat pump absorbs heat from outside and releases it to the inside of the home. This is done by way of a four-way reversing valve and piping in the unit. The heat pump unit has to go through a defrost cycle because the “condenser” coil will frost up under normal operation. The electric heat is mainly a back up to the heat pump. When temperatures are too low for the heat pump to keep up the electric heat will take over and satisfy the heating demand.
A well-maintained PTAC in a room that is usually occupied will last up to 7-10 years.
The primary function of an air conditioner is to remove sticky water from the air and put it into a drain. When sized correctly, the cooling effect is often secondary or incidental. Many times, the drain can become obstructed from dirt, especially if the air filtration system is poor. The other reason an A/C leaking can be more serious- ice! When refrigerant levels are low and/or airflow is restricted the AC coil freezes. When this happens, water collects & turns to ice and grows larger than the drain system, then defrosts. This water can affect electronic components, damaging your HVAC system.

Heat is moved through an interconnected water loop and either rejected through a cooling tower or put to work in other areas. Conveniently located above the ceiling or in a closet, units can be easily accessed.
A/C coils should be cleaned every year during the spring/summer months to prevent any pricy repairs or problems. During an A/C Cleaning a technician will check the coil for cleanliness, leaks & refrigerant levels. All electrical components are inspected for safety & performance. Your technician will inspect & change your filters, but it is also important to regularly change your filter every month in between seasonal tune-ups of your HVAC system.
For optimal performance air conditioners need to be serviced every year to ensure proper operation & efficiency. An AC tune-up will include cleaning condenser coils, testing the refrigerant levels, inspecting the indoor blower motor & wheel & checking for leaks & debris. Neglecting annual maintenance could result in decreased performance & efficiency & can also lead to pricey repairs.
